Here's the crazy part... I did this well as a new real estate agent, in a new state, during a global pandemic... with no network, no sphere of influence, and zero background in real estate. If you are struggling let me explain why you think it's such a tough market... In 2024 there was a little under 50 mil transactions. 4 mil of those were Sales. But 45 mil of those were RENTALS! There's 1.5 mil agents fighting over the same 4 mil buyers/sellers but nobody is going after the Renters! There's a crazy 11:1 ratio of renters vs buyers...
In my humble opinion you are not doing real estate the right way... Think about it like this: There's 3 stages in the life of a real estate lead.
RENTER ---> BUYER ---> SELLER
Why are you skipping the first stage by going directly to the buyer or seller?! Especially in this market. Does that make ANY sense to you at all?
You get 3 deals out of 1 lead. You get the Renter now, turn the renter into a Buyer, then turn the buyer into a Seller!
You generate 100x the amount of FREE rental leads then paid for buyer/seller leads! Your database will explode very fast! Just think about all the friends and family referrals from those new clients!
With Rentals you can do at least 5 deals in the exact same time it takes to do 1 purchase. I only spend 2 hours per closed rental! That's $1000 an hour!
This is my secret to reaching ICON every year (4X in 4 years) with eXp Realty! You need 20 deals after you CAP, which is easy if you use my rental system!
Let's say if you only average $1000 per deal but close 10 in your first month. You would make $10,000 that month just off the rentals! But...
You will also turn a renter into a buyer almost EVERY month which adds an extra $10,000 on top of that! That's $20,000 a month, which scales exponentially!

If you follow my 3, 6, 9 system plus weekly contact system you will convert 30% of your closed renters into buyers when the market shifts back to a buyers market! If you close 300 rentals in the next couple years that's 90 buyers a year! That's almost $1,000,000 in commission! All from starting at the basics... the RENTERS! In the meantime you'll earn hundreds of thousands in commission!
Remember I teach you how to turn active renters into buyers now plus closed renters into buyers later! It's a win-win! You don't have to suffer for months closing no deals, that's not how real estate is supposed to feel. You should be closing deals every week! Instead of feeling discouraged you feel successful!
Want to hear something wild? I closed on a $3.4 Million luxury mansion, making $85,000 in commission with 1 deal! Guess where the buyer came from? Yup he was a renter of mine that I got off of FB Marketplace! I rented him 2 homes, then he used me to buy because if my renter to buyer system!
Even if you only make $200 from a rental in your area you can STILL make over $100,000 a year now plus $1,000,000 later!
I teach you how to charge a $300 transaction fee to each tenant + the $200 commission the listing agent pays you. That's $500 (for 2 hours of work). Do 10 of these in a month that's $5,000 but you will also turn at least 1 renter to a buyer each month... that's $15,000 a month! That's $180,000 a year all when you thought it was "only" a $200 commission...
Then I'll show you how to turn 30% of your closed renters into buyers later! That will be millions in future commission!
Here's the crazy part, nobody talks about rentals at all!
99% of agents look down on rentals. They tell you not to waste your time, "only go after the big commissions by getting a buyer or seller". That could not be any more WRONG!
Everyone is teaching real estate the wrong way! All these "experts" haven't done a real estate deal in years! The market changed, what worked 5 years ago doesn't today! You need to adapt, pivot to the current trend or get left behind! It's a RENTERS market. Remember there's 11 renters for every 1 buyer!
Especially if you're a new real estate agent... who is going to trust YOU with the biggest purchasing/selling decision of their life!? Almost NOBODY!
It takes 20 hours to close an average sale, but only 2 hours per rental (if you do this correct).
